We are overseas. Can we design our house remotely?
Yes. Most of our OFW clients never meet us in person until the house is up. Consultations run on video call, you review renders and plans online, and we coordinate with your family or caretaker on the ground in the Philippines.
Do you only design, or do you also build?
Both. You can hire us for design and permit drawings only, or for design and construction together. Building with the same studio that designed the house keeps the details intact and gives you one point of contact.
What should we prepare for the first consultation?
The lot location and size (a copy of the title or a tax declaration helps), the rooms you need, references or photos you like, and a budget range. If you have none of these yet, come anyway. The consultation is free.
Do you handle the building permit?
Yes. We prepare the signed and sealed architectural set and coordinate with the structural, electrical, plumbing and sanitary engineers so the permit set is complete.
How long does a house take?
Design and permit drawings for a typical two-storey home take about two to three months. Construction depends on size and finishes; we give you a schedule with the cost estimate before anything starts.
How much does it cost to build a house?
It depends mostly on the floor area and the level of finishes: in 2026 roughly ₱28,000 to ₱35,000 per square metre for a basic finish, ₱36,000 to ₱50,000 for standard and ₱50,000 to ₱75,000 for high-end, plus a 10 to 15% contingency. How much is the design fee?
The fee depends on the size and type of the project and on whether we also build it. We quote it in writing after the free consultation, before any work starts, so there are no surprises.
Can we change the design along the way?
Yes. Changes are expected during concept and design development, and we include rounds of revisions for them. Once construction drawings are done, changes are still possible but can affect the schedule and cost, and we tell you how much before we make them.
Where do you work?
We are based in Naga City, Camarines Sur, and build across Bicol. For design and documentation we work with clients anywhere in the Philippines.
